This article aims to show how committed errors and inaccuracies during construction of the building and during the design phase impact on the energy demand of residential building and its operating costs. The issue of energy certificates is described in the context of the directives of the European Parliament and the Council of the European Union on reducing energy consumption and reduce greenhouse gas emissions and taking into account the statutory need to have the energy certificates by new building, which is associated with the need to build more and more energy-efficient homes and also because of the usefulness of information on energy requirements and heating costs. It is presented a brief overview of construction errors on photographic documentation. The errors noted during the construction process were analyzed. Some of the irregularities are still to repair but this involves additional financial and sometimes the destruction of existing structures. It was shown the influence of some factors / parameters on the demand the energy required for operation of the building iin simulation analysis.en
